Fees to Tenants

Contract Fee:£250
Fees for drawing up and the tenancy agreement

References include employer's reference and previous landlord if applicable

Check out Inventory Fee:
In most LETs the inventory costs are split between the tenant and landlord, the tenant being responsible for the check out at the tenancy end. The cost is approximately £120 including VAT for a one bedroom flat, the cost increasing depending on the number of bedrooms and whether furnished or unfurnished. Up to a maximum of approximately £400.00

Fees to Landlords

Let Only: 8%
Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on thepotential tenant including credit checks and referencing and finalising the tenancy agreement.

Let & Full management service: 10%
Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying 2 routine inspections per annum and notify the landlord of the outcome, advising all relevant utility providers of changes and hold the keys throughout the tenancy term.

Deposit Protection:£0
As an additional service for ware can protect the deposit on behalf of landlords for peace of mind

Rent collection:£0
As an additional service we can also offer a monthly rental collection, pursue non paymentof rent and provide advice on rent arrears.
